D-FW developer breaks ground on million dollar homes in Prosper and other real estate news

Here’s D-FW’s next million-dollar neighborhood.

Plano-based Highland Homes and Tellus Group broke ground on Mirabella, a new 190-acre residential community in Prosper.

Tellus Group will handle the day-to-day operations of the community, which is expected to open for home sales in late 2026. Roughly 290 homes will be built, and home prices are expected to be more than $1 million.

Mirabella is located along Custer Road north of Highway 380 and south of First Street.

The gated community will feature oversized lots and a hike-and-bike trail. It is located within the Prosper Independent School District.

Highland Homes will offer home designs for 74-foot and 60-foot homesites while Huntington Homes, Highland’s luxury division, will offer newly developed floor plans designed for 84-foot and 100-foot lots.

In addition to Windsong Ranch, Tellus Group is also developing Mosaic, a Celina community with homes from the $390,000s to $1 million. Two other communities — Meraki in Forney and Sherley Farms in Anna — are under development. Highland Homes has plans to build in each of these communities.

“Prosper’s rapid growth has made new opportunities for premier residential development increasingly rare, making Mirabella a truly distinctive addition to the market,” Jeff Stinson, senior vice president of land for Highland Homes, said in a statement. “We’re excited to bring Mirabella to life in such a dynamic market, particularly with a partner like the Tellus Group. They have already established themselves as a premier Prosper developer with what they’ve accomplished at Windsong Ranch.”

New retail coming to Anna

Anna has secured a major new retail development at the northeast corner of U.S. 75 and Rosamond Parkway.

A partnership led by Eric Seitz of The Seitz Group, in partnership with Big V Equity LLC, has acquired approximately 40 acres for the first phase of a new regional shopping center

The seller, Liberty 75 LP, was represented by Teague Griffin of Brown & Griffin.

Upon full build-out, the development will span more than 60 acres. Phase 1, covering 40 acres, is already more than 70% leased and will feature a well-known national tenant. Matthew Kiran of Frisco-based REX Real Estate represented the buyer.

This marks the second major Anna-area acquisition for The Seitz Group and Big V Equity.

Late last year, the group also purchased a 28-acre site at the southeast corner of U.S. 75 and Rosamond Parkway, now under development and anchored by a new Kroger grocery store.

$47M shopping center refinancing

Dallas-based Dunhill Partners completed a $47 million refinancing of Robertson’s Creek, a 233,345-square-foot power center located in Flower Mound.

The property has a 97% occupancy rate and is anchored by a strong and diversified tenant roster. Nationally recognized retailers including Dick’s Sporting Goods, Hobby Lobby, Five Below, Old Navy, and ULTA collectively occupy more than 60% of the center’s total square footage.

Garland apartment complex sold

Northmarq’s Dallas multifamily investment sales team, led by Taylor Snoddy, Eric Stockley and Charles Hubbard, brokered the sale of the 248-unit Shiloh Oaks apartments in Garland.

Northmarq represented the seller, a California-based investor, and facilitated the sale to Rise48 Equity, an Arizona-based investment group.

Northmarq’s Debt Equity team of Kevin Leamy and Lauren Bresky secured acquisition financing on behalf of the buyer.

 

Located at 2379 Apollo Road, Shiloah Oaks is a 10-acre property and was built in 1983.

Real estate firm welcomes new leadership

Thirty-Four Commercial, a boutique full-service commercial real estate firm, announced two new leaders.

Bryce Jackson has been promoted to Partner, and Ashlee Rea has joined the firm as Managing Director of Property Management.
