Two shopping centers are being built at Rosamond Parkway and US 75, and Anna will not get them all at once. A Kroger-anchored center is going up first. A larger center with eight national anchors broke ground behind it this summer. The City of Anna has scheduled its own rebuild of Rosamond Parkway to start after the first of those stores is due to open. For anyone who drives that interchange, the order matters more than the store list. The corner will fill in one piece at a time, and the road will be the last piece to settle.
What follows is the sequence as it stands in mid-November 2026.
The First Piece Is the Kroger Marketplace
The first center is Rosamond Crossing, 175,300 square feet anchored by a Kroger Marketplace. When Big V Property Group and The Seitz Group announced the joint venture in September 2025, they listed Bank of America, Chase, Jimmy John's and McDonald's as the tenants joining Kroger.
Marketplace is Kroger's larger format, and the announcement spelled out what that means for the Anna store:
- A full-service coffee kiosk
- A Murray's Cheese counter
- A fuel center with a grab-and-go kiosk for drinks and snacks
- Full-service grocery, produce, floral, meat and seafood departments
- A pharmacy
- Expanded general merchandise, including outdoor living products, home goods, apparel and toys
Rudy DiPietro, president of Kroger's Texas Division, said in the same release that the store would add 250 to 300 jobs.
Then there is the timing. In October 2025, REBusinessOnline reported that vertical construction was expected to begin in April 2026, with a tentative opening target of April 2027. The developer's most recent update, released September 9, 2026, described Kroger as "now under construction," with Bank of America and McDonald's also under construction. April 2027 is the developer's working target. It is not a ribbon-cutting date. Until a date is set, groceries and prescriptions still come from wherever they come from today.
The Second Piece Started Early and Is Much Bigger
Rosamond Town Center is the larger of the two centers, at 355,826 square feet on the southeast corner of Rosamond Parkway and Highway 75. Big V and The Seitz Group held the groundbreaking on Tuesday, June 30, 2026, and Anna Mayor Pete Cain was on the guest list.
Its anchors cover the errands that now take many Anna households down US 75:
| Category | Announced anchor |
|---|---|
| Groceries | Aldi |
| Sporting goods | Academy Sports + Outdoors |
| Fitness | EOS Fitness |
| Crafts | Hobby Lobby |
| Home décor | HomeGoods |
| Pet supplies | PetSmart |
| Apparel and discount retail | Burlington, T.J. Maxx |
The plan also includes several outparcels and specialty stores. Construction started well ahead of plan. In the developer's June 2026 announcement, Big V Chairman and CEO Jeffrey Rosenberg put it this way:
"We're delighted that this new, much-needed project to serve a growing submarket of Dallas is continuing so rapidly..."
He said Rosamond Town Center began construction "nearly one year ahead of our original schedule."
That early start pulls the two projects closer together. The Town Center began only months after Kroger's building went vertical, so for a while both sides of the corner will be construction sites. Hobby Lobby, PetSmart and the rest of its anchors make up a later stage of the same corner, behind the Kroger center.
The corner also grew this fall. In September 2026, Big V bought a 7.39-acre parcel next to Rosamond Town Center with $11 million in acquisition and construction financing. Kenton McKeehan, the company's president and chief investment officer, said the land would hold a detention pond "to protect the development and surrounding areas" and two more building sites next to "an in-demand national retailer." Drainage is the kind of infrastructure that has to be in place before the parking lots fill. Two extra pad sites also mean the Town Center's final lineup is still being added to.
The developer now describes the combined complex as 750,000 square feet across both centers.
The Road Out Front Runs on the City's Schedule
Rosamond Parkway has its own schedule, set by the city. The City of Anna's engineering report for November 2026 lists the Rosamond Parkway Improvement as capital project ST-2025-05. As of that report, the design engineer was working toward the 90% design submittal. Construction is scheduled to begin in summer 2027 and to last nine months.
Put that next to the store timeline:
| Piece of the corner | Status as of fall 2026 | Stated target |
|---|---|---|
| Rosamond Crossing, Kroger Marketplace | Under construction | Tentative April 2027 opening |
| Rosamond Town Center, eight anchors | Broke ground June 30, 2026 | Follows the Kroger center |
| Rosamond Parkway Improvement | Design heading to 90% | Construction begins summer 2027, about nine months |
If Kroger opens on its spring target and the road work starts on the city's summer schedule, the new grocery store and fuel center would get only a few months of normal traffic before work begins on the parkway in front of them. A nine-month job that starts in summer 2027 would run into the spring of 2028. Construction schedules on both sides can still move. Still, as the dates stand in public documents today, the order is stores first, road second.
In practice, the first stretch of shopping at this corner will likely come with lane changes, detours or work zones on Rosamond Parkway. The Town Center's anchors, whose timing is still open, could easily arrive while the parkway work is underway. The city's monthly engineering report is the place to watch the road's schedule, and the developer's releases are the place to watch the stores.
Downtown Anna Is Building Something Different on Highway 5
The Rosamond corner is not the only commercial project working toward 2027. Across town, on the southwest corner of Highway 5 and Seventh Street, the City of Anna Economic Development Corporation announced a $10 million restaurant and entertainment project with GTP Food Group in July 2025.
The lineup is three regional restaurant brands:
- The Gin, a Southern-inspired restaurant, in its second location
- Papa Gallo's Mexican Grill and Margarita Bar, also in its second location
- Tenders Smokehouse, a barbecue spot opening its fifth location
The plans include a beer garden, a live-music stage and a community patio, which the city's release said were designed to make the area more walkable. Openings were anticipated in early 2027. The city tied the project to its 2050 Downtown Master Plan, and Mayor Pete Cain called it "a major step forward in bringing our vision for Downtown Anna to life."
The two projects divide Anna's coming commercial life between two corridors. US 75 at Rosamond is set up for the weekly run of groceries, fuel, prescriptions, pet food and home goods. Highway 5 downtown is set up for dinner, live music and an evening on a patio. Both are working toward 2027 on separate schedules, built by separate developers, at opposite ends of the city.
What the Sequence Means for Your Week
For now, errands work the way they did before the fences went up at Rosamond and 75. The first change on the developer's timeline is the Kroger Marketplace, with its fuel center, pharmacy and Murray's Cheese counter, targeted for spring 2027. The Town Center's grocery, fitness and retail anchors follow on a timeline still to come, on a site that grew by 7.39 acres this fall. Rosamond Parkway is scheduled to be rebuilt starting in summer 2027, so the first months of shopping at the new corner will likely overlap with work on the road that leads to it.
If you're watching this corner because you're weighing a home nearby, or deciding when to sell one, timing matters. Homes near Rosamond Parkway will show differently with an open Kroger Marketplace than with an active road project out front, and the schedules above affect both. At Minouche Martins, we follow Anna's retail and road calendars closely so our clients can plan around them.
